What is the purpose of the Reimagination and how will it benefit current and future residents?

The Reimagination reflects The Osborn’s commitment to ensuring older adults thrive in an environment that prioritizes independence, community, wellness, and comprehensive care.

This initiative is designed to enhance the quality of life for every resident. Through a wider range of housing options, an advanced wellness center, new dining experiences, and updated health care services, The Osborn will provide a more modern and enriching environment that supports wellbeing and encourages independence.

Why is the Reimagination necessary at this time?

This investment will ensure The Osborn is prepared to meet the evolving needs of current residents and anticipate the needs of future residents by enabling us to further our mission as a trusted resource for exceptional care and services. The most recent major addition to The Osborn was more than 25 years ago and, since then, the senior living landscape has dramatically changed.

With a rapidly growing population of adults aged 65 and older, the Reimagination is necessary to enhance The Osborn’s ability to accommodate residents and their evolving lifestyle expectations and goals. This initiative will provide a more diverse range of living options combined with new and innovative services and amenities to care for residents, while upholding The Osborn’s legacy of excellence.

What new amenities and services will be added as part of the Reimagination?

The Reimagination will add new Independent Living apartments and cottages, renovate the interiors of the legacy buildings, and renovate the existing Assisted Living residences with a modern building. Other improvements include new dining venues, additional multi-use spaces throughout the campus, and a wellness center featuring a lap pool, spa and sauna, multi-purpose workout rooms, golf simulator, and more, so residents can focus on their health and wellness.

What are the next steps in the process?

The City of Rye Planning Commission has approved The Osborn’s site plan, marking an important milestone for the Reimagination. We are now advancing into the next phase of planning and design as we continue working with the appropriate review agencies.

What does the site plan entail?

When is construction expected to begin?

While the project continues through the planning and design phase for the next year or more, no construction will begin until all required approvals have been obtained and building permits have been issued.

Environmental & Landscape Considerations

How will The Osborn preserve green spaces and the character of the neighborhood?

As a certified arboretum, The Osborn recognizes its role within the broader community, balanced with the preferences of our residents. The Osborn will provide landscaping, screening, and open spaces to ensure maintenance of its green campus and arboretum status.

Will trees be removed as part of The Reimagination?

Some trees – many of which are in fair to poor health – will be removed and others will be relocated with great care. The Osborn aims to preserve as many specimen trees as possible. Any removals will be done in accordance with the City of Rye’s tree ordinance. Towers|Golde, the landscape architect for the project, estimates that as many as 230 new trees could be planted, which is more than what the city requires

What is being done to address stormwater management?

We understand and take seriously the concerns raised by our neighbors regarding flooding in our community. Hurricane Ida in 2021 had a devastating impact across our region and caused extraordinary flooding in many neighborhoods, including ours.

Since that time, The Osborn has retained an engineering team and invested hundreds of thousands of dollars to improve drainage and implement additional safeguards on our property. As part of the Reimagination, we have carefully designed a stormwater management system for our campus that meets or exceeds regulatory requirements. This system has been engineered so that peak stormwater runoff rates will be at or below current levels, up to a 100-year storm event, after the project is completed.

Our goal is to responsibly plan for the future and maintain a community that enhances the quality of life for all.

Will there be any changes to parking availability for residents and visitors?

Below-grade parking is being developed for residents. Visitor parking will continue to be provided in surface lots, though there will be 68 fewer surface area parking spaces.
